1) You need a 620 to be a buyer. Every buyer has the potential to raise their score 50 to 100 points if they take an active role in repairing their credit. Make repair mandatory to sell your lease option homes!! 2) Buyers can buy your home without money down. They can still get down payment gifts. It can be from a family member or their employer. No money invested then!!!
3) Buyers can still buy with a short job gap. Provide a pay stub right at closing from the new job.
4) Get a co-signer. Still allowed.
5) Debt ratio on FHA of 45% or less to get approvals. You do not have to count car payments that have 10 payments or less left.
6) FHA 203k renovation loan can help you sell a house that needs some repairs. 30 year fixed FHA loan. Up to 30k for fix up.
7) Buyers can buy after 2 years removed from a Chapter 7 BK and can buy after being in a Chapter 13 for 1 year with permission from the court.
8) Sellers must be on title for 90 days to sell to a FHA buyer and 2 appraislas will be needed.
